We are a real estate company. We are not a bank, a mortgage lender, or a licensed mortgage broker, and we do not offer loans or credit of any kind. What we do is buy houses and sell them under a written purchase agreement in which the seller — us — carries the balance over time instead of the buyer bringing a bank to the table.
Owner financing is a way of structuring the purchase of a property. The buyer and the seller agree on a purchase price, a down payment, a monthly amount, and a term, and all of it is written into a contract both sides sign before anything changes hands. Most of our homes are sold on a contract for deed.
Because we are the seller, there is no lender in the transaction, no loan application, and no credit product being offered. The price is the price on the day you sign, and it does not move after that.
That structure matters most to people who have steady income but don't fit a bank's checklist — self-employed buyers, people rebuilding after a hard few years, families who have rented the same house for a decade and have nothing to show for it. It is not a fit for everyone, and we say so plainly on every home we list.
The company was built around a single observation: in a lot of American towns, the monthly cost of renting is higher than the monthly cost of owning the same house — and the only thing standing between a renting family and an owned home is the bank's approval process. We buy houses in those towns and sell them directly, on terms, to the people who want to live in them.

We currently buy and sell homes in Illinois, Missouri, Michigan, Alabama, Indiana, Mississippi, Virginia, Ohio, Georgia, and Pennsylvania. Illinois and Missouri are our largest markets by a wide margin. Inventory in the smaller states moves quickly and is not always available.
