We are a real estate company. We are not a bank, a mortgage lender, or a licensed mortgage broker, and we do not offer loans or credit of any kind. What we do is market homes whose owners will sell them under a written purchase agreement in which the owner — the seller — carries the balance over time instead of the buyer bringing a bank to the table. We act as the marketing specialist for the owners of the homes we list. The seller named on your agreement is the home's owner.
Owner financing is a way of structuring the purchase of a property. The buyer and the seller agree on a purchase price, a down payment, a monthly amount, and a term, and all of it is written into a contract both sides sign before anything changes hands. Most of our homes are sold on a contract for deed.
Because the owner is the seller and carries the balance, there is no lender in the transaction, no loan application, and no credit product being offered. The price is the price on the day you sign, and it does not move after that.
That structure matters most to people who have steady income but don't fit a bank's checklist — self-employed buyers, people rebuilding after a hard few years, people who have rented the same house for a decade and have nothing to show for it. It is not a fit for everyone, and we say so plainly on every home we list.
The company was built around a single observation: in a lot of American towns, the monthly cost of renting is higher than the monthly cost of owning the same house — and the only thing standing between a renting family and an owned home is the bank's approval process. We find homes in those towns whose owners will sell on terms, and connect them with the people who want to live in them.
Today we list 260 homes across nine states. Every home on this site has a real address, a real price, a real monthly figure, and a real down payment listed on its page. We don't publish teaser numbers, and we don't run a waiting list you have to pay to join.
We currently market homes in Illinois, Missouri, Michigan, Alabama, Indiana, Mississippi, Virginia, Ohio, Georgia, and Pennsylvania. Illinois and Missouri are our largest markets by a wide margin. Inventory in the smaller states moves quickly and is not always available.
